Appliance Repair in Imperial and Northwest Sugar Land (77498)

The 77498 ZIP covers the western and northern part of Sugar Land. Its historic anchor is the old Imperial Sugar refinery along US 90A, where the Char House and the surrounding district have been redeveloped, with Constellation Field close by near US 59 and Highway 6.

Sugar Land began as a company town around that refinery, and some of the city's oldest houses still stand nearby. Most of the ZIP, though, is subdivisions built from the 1980s onward on both sides of US 59, with Oyster Creek running through parts of it. The site's label for this ZIP pointed at Telfair, which is actually in 77479.

The older houses near the refinery district are often raised on pier and beam rather than a slab. That matters more than people expect. A front-load washer spinning on a wood floor can shake the whole room and walk across the utility space, and what looks like a failed washer is sometimes a floor that flexes. We level the machine, check the suspension and tell you if the floor is part of the problem.

Those homes also tend to have smaller kitchens and older circuits, so we confirm an appliance's power needs before recommending a larger replacement.

In the newer brick subdivisions the calls look more like the rest of Sugar Land: ice makers, dryer heating elements and dishwashers that no longer drain.

For the older houses near the refinery district, let us know if the laundry is on a raised floor or in a back porch room so we can plan the visit.
