Living downtown
77002 is the core of downtown Houston: the office towers, the Theater District, Main Street and the streets around Market Square and Allen's Landing on Buffalo Bayou. Its residents live in two kinds of buildings.
Some are early twentieth-century office and hotel buildings that were converted to lofts and apartments. Others are high-rise apartment towers built in the last decade or two. The appliances and access rules differ between them.
Conversions versus new towers
In the conversions, kitchens and laundry were added to spaces not originally built for them. Plumbing and exhaust routes can be unusual, and laundry closets are sometimes placed wherever a vent could be run. When a dryer is slow or a dishwasher drains poorly in one of these units, the installation is often the cause.
The newer towers are more consistent: stacked laundry, electric ranges or induction cooktops, and counter-depth refrigerators, usually from the same builder package on every floor.
Access, loading docks and timing
Nearly every downtown building needs us registered ahead of time, and many route contractors through a loading dock or freight elevator. Send us the property manager's contact and any insurance requirements, and we will take care of them before the visit.
Downtown streets close for parades, races and events at the Theater District, so tell us about anything scheduled near your building on the day of the visit.
Every repair carries our 90-day parts and 30-day labor warranty.
