Old lots and new subdivisions
77047 runs south of Sunnyside toward Beltway 8, along Cullen Boulevard and Almeda Road. For a long time much of it was open land and older houses on large, semi-rural lots, and some of that character remains, including streets with open drainage ditches rather than curbs.
Newer subdivisions have filled in some of the open parcels, so a day of calls here can run from a decades-old frame house on a wide lot to a two-story tract home barely a dozen years old.
On the older lots, a second refrigerator or freezer often lives in a detached garage, a shed or a back porch, sometimes on a long extension cord. Those units wear faster outdoors, and an undersized cord can make a healthy compressor struggle to start.
Builder-grade appliances at ten to fifteen years
The newer houses mostly came with a builder package: a range with an over-the-range microwave, an entry-level dishwasher, and sometimes a basic refrigerator. Those units are now at the age where the common failures start arriving close together.
Over-the-range microwaves lose door switches and magnetrons, and their vent fans gum up with grease. Entry-level dishwashers develop pump and latch faults, and their plastic spray arms and rack wheels crack. Most of this is straightforward to fix, and we will be direct when a part is not worth putting into a low-end model.
