A neighborhood with its own history
The 77022 ZIP runs north of Loop 610 between the Heights side and I-45, and includes Independence Heights. Incorporated in 1915, it was the first city in Texas founded and governed by African Americans before Houston annexed it in 1929. The ZIP continues north to the Northline area and its shopping center and transit stop.
Housing reflects that long history: small wood-frame houses on narrow lots, many raised on piers, alongside newer homes that have replaced older ones over the past two decades.
Floods, rebuilds and what they leave
Little White Oak Bayou runs through the neighborhood, and parts of Independence Heights flooded badly during Hurricane Harvey. Many households lost their appliances at once and replaced them in a hurry, often with whatever was in stock.
Several years on, those replacements are aging at the same pace. We see a lot of calls for washers and dryers from the same purchase failing within months of each other, and for refrigerators that were set in place before the floors were fully level.
For houses on piers, we also check that washers are not walking on a floor that flexes, since that can mimic a failed suspension.
